Architectural Review Committee

This committee consists of up to five homeowners, of whom one is chairperson, plus a member of the Board of Directors who serves as liaison between the board and the committee. The purpose of the ARC committee is to help maintain home values by encouraging observance of standards relating to the exteriors of homes. These standards are set forth in the Architectural Guidelines, a copy of which you should have received at the time of your settlement. Violations of these standards are noted by committee members during their annual inspections and by the Woodland Hills property manager during monthly reviews of the community.

The Architectural Committee has two additional functions. One is to update the Architectural Guidelines when required. The other is to consider homeowner applications for alterations to their property. The committee has 30 days following receipt of an application in which to approve or disapprove, with explanation.

Before undertaking alterations, homeowners are required to submit an application on a form entitled Request for Approval of Alteration to Property (excluding alterations listed in Architectural Guidelines under section I.A. BLANKET APPROVAL).

Submit the application for alterations to the exterior of the home, including painting, windows, siding, doors, landscaping, decking, terraces, etc. Paint colors are already noted on each homeowner’s Exterior Paint Color Disclosure. Some other examples include adding a shed or fence and tree removal. These are only selected examples. Other examples can be found in your Architectural Guidelines. Certain alterations may also require a permit from the City of Gaithersburg.

Annual Inspections

Annual inspections are conducted once a year by ARC members. Violations of the standards set forth in the Architectural Guidelines are noted during the inspections. Following the inspection, homeowners receive a detailed report outlining any areas requiring attention or improvement, along with recommendations for addressing any identified issues. The annual property inspection is an essential part of maintaining Woodland Hills’ property values and reputation as a desirable and well-kept community.

Re-Inspection

Once violations are corrected, you must request a re-inspection. Once the corrections pass re-inspection, the violations will be cleared from your record. A re-inspection can be conducted by an ARC member, management company or a Board of Directors member.

Resale Inspections

Resale inspections are conducted by management company during a property sale process to identify any current property violations, which must be disclosed to the parties of the transaction.
